This month we're talking all things sale and how can you sell your home faster, for a much better price... Spoiler alert, it's property staging and refreshment!

To take us through how it all works we had Open Agent's Head of Operations, Ellen Orton, let us in on her, and some fellow agents', top tips for selling your home quickly and why getting a property stylist on board is one of the best things you can do. 

Here's what she had to say... 

"The faster you sell your home, the faster the process can be over and done with. Not only that, the longer your property stays on the market, the less appealing it gets. It becomes stale and potential buyers will start assuming there will be something wrong with it if it hasn't been bought. 

So an agent's most common tips for selling a home fast were presentation and property styling. Not only can these things help to sell you home faster they will also help you get the highest possible price. 
Let's elaborate... 

Tip No. 1: Get your home styled and staged!
Of course, getting your property styled is one to the best things you can do. It can make your property look significantly more attractive in photos for marketing and in real life. Though you might have to dish out some money initially, both successful sellers and top real estate agents agree that styling is a must and well worth the investment! 

Greg Calderwood, Sales Manager and Director from Sanders Property Agents in Jannali, said "property styling can help to make your property more appealing and ultimately help to sell it faster, and presentation in terms of styling is [one of] the easiest things a seller can do. 
[Though, keep in mind] each property will have a different style that will match it. For example, an old home might not look good with brand new (modern) furniture". So talk to your property stylist about to how figure out which style will work the best for your property. Remember that it should help to make your home's unique characteristics stand out more."

Tip No. 2: Make necessary repairs and upgrades! 

When it's time to sell it's important to make sure your home doesn't look half done. Though some buyers are willing to put in time and money to fix things up after they buy a property, this isn't always the case. If it's feasible, make sure everything is repaired and any rooms that are on their last legs (or quite dated) are upgraded. 

Aaron Clarke, Partner and Sales Consultant from Ray White Ferntree Gully, said "I've noticed that people are looking for something that's done rather than something that needs renovation. It used to be people would look at things and see opportunity. Now people would spend more money on something that's finished."

Tip No. 3: Make a winning first impression! 
Sellers often use so much of their efforts on making the inside of the home look good, that they forget about the outside. If you're wanting to sell a house fast then taking the exterior into consideration is crucial. Updating your home's kerb appeal doesn't need to cost you much time or money. There's no need to go crazy with all new planting and flowers, however, you do want to make sure your garden looks well maintained and your lawn is neatly mown. Even small changes such as a new lick of paint on the front door and replacing old accessories (such as outdoor lights) can make a world of difference."
